Home Buying Steps

The first step in buying a house is determining how much you can afford. Knowing how much you can afford to pay in mortgage payments will help determine which homes are in your price range. Generally, your fixed expenses (mortgage payment, insurance and property taxes, but not maintenance and repairs) should not be more than 28 percent of your gross monthly income.

Before you begin looking at houses, it's a good idea to find a licensed real estate agent to assist in your search. Real estate agents can be a great source of information when buying a home. In addition to letting you know which homes are for sale, they can also answer questions about your sales contract, offers and counter-offers, acceptance and earnest money requirements, and closing on your home. Of course, should you choose not to work with an agent, we'll be here to help in every way we can.

After you find the right house, it's time to secure financing. This step will be much easier and faster if you've pre-applied.

There are different types of mortgage loan programs, so it's important that you research the options thoroughly and seek assistance from your Loan Officer when necessary. You'll also need to collect personal financial documents to submit along with your application.

A favorable loan response moves us to the next step of ordering a property appraisal. Upon receipt of a satisfactory appraisal, (usually two to four days), it's time to schedule your loan closing. We can schedule the closing at your convenience and coordinate title insurance and other details with the closing agent and other parties.

Congratulations, you're a homeowner. Moving into a new home brings many responsibilities, including paying all the bills and maintaining the condition of your home.
